There are many subdivisions in the Charleston area, some of which are listed below. Maps of some of them can be see from this link.
Ivy Hall:
Homes in this 4 year old subdivision range between $125,000 - $180,000 and are between 1200 and 2100 square feet. They are located on smaller lots and built by Don Galloway Builders. The subdivision is located about 30 minutes from downtown Charleston. There are no amenities but a public swimming pool and tennis courts are available nearby. Goose Creek:
Goose Creek a community of 30,000 is just minutes from the major shopping area of Northwood Mall and medical centers and is less than 30 minutes from the beaches and historic Charleston. The plantation has over 17 neighborhoods each having uniqueness with prices ranging from $125,000 to $500,000 plus. Crowfield is now in its last phase of a 20-year planned unit development. Two hot areas remain and is being sold out fast. The Preserve and The Hamlets. The Preserve priced at $150-$225,000 and The Hamlets at $200,000 plus.
Crowfield Plantation:
Located in the Goose Creek area north of Charleston, scenic Crowfield sprawls on 2,850 acres of beautiful hardwoods and pines. Each residential neighborhood enjoys the greenways, ponds, parks and the 23 miles of hiking-biking trails. Residents enjoy access to nice parks, tennis courts, neighborhood pools, picnic areas and a 70-acre lake offers the residents a variety of life style benefits. The Plantation has a full school system and is the home of Crowfield Golf and Country Club, an award winning 18-hole golf course that borders the lake area and includes a view of the old plantation ruins. It boasts a full service clubhouse, pro-shop, tennis courts and a separate pool with special rates available for residents.
Hunt Club:
The 510-acre planned development located in West Ashley includes 265 acres of natural preserve, including several ponds, wetlands and fields of palmettos. The Hunt Club name is derived from the property's previous use as a private hunting area. A total of 457 single-family homes are planned. The custom homes offered by the five participating builders are geared towards families seeking their second or third home. Prices range from $230-$300,000. All homes must be built on a crawl space and have a non-vinyl exterior and must be a minimum of 1700 square feet.
Belle Hall Plantation:
This convenient subdivision offers a range of volume and custom built homes priced between $145,000 - $600,000+. Some homes are marsh front or have marsh front views. Located near I-526 it is set back from major roads. It is next to the highly rated Belle Hall Elementary School. Neighborhood amenities include clubhouse, tennis, pool and volleyball court. Seaside Farm:
Convenient to the beaches and downtown Charleston, this brand new subdivision consists of homes built by tract builders as well as custom builders. Homes are and will be priced in the $150,000 - $300,000+ range. Seaside farm offers a family style restaurant, supermarket, retail shops and other planned commercial entities. Stono Ferry:
The Plantation at Stono Ferry borders the Stono River just 20 miles south of Charleston Many of the home sites are located along the ICW and river or located near lovely marshlands. There are also lovely pasture lots around the beautiful polo field, Equestrian Center and amenity area in the center of the development. Many of these lots overlook grazing horses or lovely Log Bridge Creek. A few of the lots have tidal creek water access. The lots range from $35,000 to $100,000 for creek access and up to $250,000 for waterfront and there is still a nice variety for sale. There are also 135 smaller home sites situated around the beautiful "Links at Stono Ferry" golf course. This is an exceptional "public" championship golf course. There are still some wonderful golf lots available ranging from $35,000 to over $200,000 overlooking the Inter-coastal Waterway. There are currently resales and new construction available in the Plantation with many in the construction stage. The homes range from just under $200,000 to over $1,000,000 and the newest entry is the Ironwood 3 bedroom three bath Townhomes starting at $199,000.
Daniel Island:
This one of a kind location lies between the Wando and Cooper Rivers. The island is five miles long and 3 miles wide and has 20 miles of water frontage. It is centrally located just a short distance from the old city, North Charleston, East Cooper and West Ashley. Between 4000 and 7000 homes are planned for the island each built by one of a small group of "preferred" builders. Currently there are six planned island neighborhoods underway and the homes average in price from $200,000 to $600,000 with some at $1,000,000 plus. Home sites are available from $70,000 to over $400,000.
Wescott Plantation:
One of the newest developments in the Summerville area Wescott has two neighborhoods underway and with a couple of the areas top tract builders competing for your business. The new 27-hole golf course and clubhouse is attractive and Wescott is worth checking out if you want in this area. Prices start at around $150,000 and there are some excellent floor plans available. Summerville schools and new Ft. Dorchester elementary is scheduled to open here in the fall. Wescott has a planned 3.5-acre amenities center that will offer a multi sport field and junior Olympic size pool. New sections for 2002 include "The Farm and The Peninsula" both with homes starting in the $90's. Call me for early pre-construction pricing.
Ashborough East:
Located in Summerville Ashborough East is a established Westvaco planned development and has maintained the reputation of quality with style. Homes range in price from $200-$400,000. The development has been maintained well with its strong covenants and restrictions combined with neighborhood pride. Summerville is known for its schools and small town atmosphere.
Planters Pointe:
Homes in this relatively new subdivision range from $140,000 to $280,000 and run between 1500 and 2800 square feet. Tract builders have built many of the homes but there is also number of homes going up by semi-custom builders. New and resale homes are available and the buyer gets a lot of home for the money. Amenities include clubhouse, tennis courts, swimming pool, biking and walking trails and play area. The subdivision is located just past Dunes West and about 35 minutes to downtown Charleston.
The Bristol:
Two and three bedroom luxury condominiums starting at $475,000 located along the banks of the beautiful Ashley River with plans for a 150-slip marina. This is true waterfront living.
Stony Landing:
Located near Moncks Corner in Berkeley County, Stony Landing is an upscale community know as "The Jewel of the Cooper River." A new all-custom home development with outstanding amenities including a clubhouse with fitness center, junior olympic swimming pool, tennis courts, tot lot and a barbecue and oyster pit area. All this located in a beautiful area on the Cooper River minutes from Lake Moultrie.
Pimlico Plantation:
An established community including older and newer homes, some homesites still available. Located off Cypress Garden Road mid-way between Goose Creek and Moncks Corner in Berkeley County. Community dock to Cooper River, several parks and two lakes within the community. Lots start at about 20K with a minimum build of 1,500 square feet or more. Homes prices generally range from about $150,000 to $300,00. Four-plus decades of home construction has produced a wide variety of styles, from tiny ranches to contemporary near-mansions. Lots range from a third to a half of an acre.
Woodland Lakes:
This established neighborhood is situated between Old Moncks Corner Rd. and Highway 52 in Goose Creek. The development is located in Berkeley County. There are a total of 60 new home sites being developed, with lake and park lots available. Floor plans for the new construction include ranch styles as well as the traditional 2-story home. An active homeowners' association maintains the common areas.
Longford Place:
Located off Highway 176 just north of Goose Creek. Schools are some of the best in Berkeley County. Longford Place provides a wonderful opportunity for first-time buyers. Choose from a wide array of flexible floor plans featuring 1423 to 2312 square feet of bright, open living space, three or four bedrooms and many more features. Price range from $122 - $159k.
Tall Pines:
This wonderful location is far enough from the busy city to be quiet and peaceful while close enough to I-26 to be convenient to everything! Tall Pines features lovely older homes as well as new construction. This Berkeley County community offers new, moderately priced homes. The Homeowners Association maintains a pool, clubhouse and play area.
Ashton at Devon Forest:
The Ashton at Devon Forest is located within 5 minutes of Goose Creek's town center, 10 minutes from I-26 and 30 minutes from downtown Charleston. Ashton is a new home community within an established neighborhood featuring winding streets, well kept yards and moderately priced homes. Berkeley County schools are within the community. A wide selection of home plans are available from 1360-1900 square feet in the price range of $110k - $145k.
Northwoods Pointe:
Located just off Highway 78, and close to Charleston Southern University, Northwoods Mall and Trident Regional Medical Center, Northwoods Pointe is in an old-fashioned community nestled within all of life's conveniences. Northwoods Pointe features a quality home for an affordable price. Homes starting in the low $100's. Homes range from 1,121 to 1,947 square feet and feature award winning three and four-bedroom floor plans.
St Ives:
Affordable living in Goose Creek. Convenient to shopping and Trident Hospital. Elementary school across the street from development. Homes from the $100's.
Tanner Plantation:
Located in Hanahan off North Rhett Road. The community is strategically situated with easy access to I-526. Hanahan schools have a great reputation! Large golf sites available. Tanner Commons feature Patio Homes from the 90's. Single family homes are offered at $119,900 to $160,000 with average 1294 - 2100 square feet.
Cobblestone Ridge:
New construction in Sangree, a Summerville-Ladson established neighborhood located off 17A. Cobblestone Ridge has one entrance, limiting potential for drive-thru traffic. Sidewalks are planned for the Berkeley County school children. Base price includes a host of features such as wood burning fireplaces, jetted bathtub and built-in-microwave. Base price range $119,250 - $154,900.
Lake Palmetto:
Townhomes located off Montague Avenue across the street from the North Charleston Convention Center. The back deck of each unit extends over the 25 acre lake a distance of 3 to 10 feet. The overhanging deck doubles as a dock, giving homeowners the ability to tie a canoe or kayak to it or even fish from it. Two-bedroom units start at $134,900 while three-bedroom units start at $149,900. The units range from 1,230 to 1,500 square feet, not including decks off the first and second floors and a large attic. All units have two full baths and a half bath.
Oak Bluff:
Condominiums located off Highway 52 on Greenridge Road near Wannamaker County Park, Northwoods Mall, several golf courses and numerous restaurants. The units range in size from 993 to 1,323 square feet and contain at least two bedrooms and 1.5 baths. The one-story plan has two bedrooms and two baths and has a base price of $102,990. The largest plan comes with three-bedrooms and 2.5 baths, with a base price of $108,490. The buildings have a vinyl exterior with brick trim. Each unit is a different color, and rooflines vary depending on the floor plan.
Summer Trace:
A convenient location off Trolley Road in the heart of Summerville. The development is tucked into an area with much of its natural habitat in tact. Many of the lots front natural wetlands as well as a three and one-half acre pond. Summer Trace is served by Dorchester County District II Schools, some of the best schools in the Charleston area. A homeowners' association maintains common areas. Floor plans range from 1,462 to 2,481 square feet. Prices start at $158k up.
Bridges of Summerville:
Located just off Midland Parkway in the Oakbrook area of Summerville. Bridges of Summerville offers a safe, peaceful environment with family recreation center including swimming pool, sundecks, playground, pavilion and entertaining area. Churches, shopping, restaurants and the Summerville Medical Center are all nearby. Summerville schools, the best in the area are minutes away. Sunburst Lakes:

Grand Oaks Plantation:

Buyer have a choice of eight floor plans from 1,800 to 2,700 square feet. Price range is $190k to $250k. Indigo on the Ashley features 44 lots, each about one-third of an acre or more. The layout includes three cul-de-sacs and a six-acre green space. There is no through-traffic. Dorchester II school district. Also offered are 24 wooded lots with homes starting in the high $160's.
Live Oak Village & Shepard Place:
Two new communities off Central Avenue within walking distance of downtown Summerville. Live Oak Village features upscale homes starting at $495,000 with homes ranging in size from 3,500 to 5,500 square feet. Homes in both communities feature Lowcountry-style architecture, with large front porches and lots of windows. Shepard Place features cottage-style homes ranging in size from 1,800 to about 3,000 square feet.
Villas of West Ashley:

Radcliffe Place:
A developing condominium community off Bees ferry Road that offers two-bedroom units starting at $110,000 and three-bedroom units starting at $143,500.
Villages in St. Johns's Woods:
Located about 15 minutes from downtown Charleston off Maybank Highway. Features lowcountry-inspired home designs with an old country look. Much of the woods and moss draped oaks are being saved in the landscape. One and two-story plans are offered, ranging in size from about 1,400 to 2,600 square feet. Prices start from $190,000 to $290,000. Will feature a six-acre park, with swimming pool and deck area, picnic and playground areas, a multi-purpose playing field and a community pavilion.
Paw Paw Place:
Located off Maybank Highway on James Island five miles from downtown Charleston. Paw Paw Place consists of 10 home sites surrounded by woods built in bungalow-style with no two homes looking exactly alike. They feature one and a half floors, with a back-stair walkup to the second level not visible from the entrance. Jamestown Village:
A developing community off Dills Bluff Road on James Island. Old-style houses with large porches and detached garages. Sidewalks on both sides of the street. Homes range in size from 1,200 to 1,900 square feet in the price range of $148,000 to $170,000.
Affirmation Oaks:
Located on James Island near the Piggly Wiggly on Harbor View Road. There are 14 planned homes along a one-way circle drive facing a central pond/park area. All home designs include front porches with a variety of floor plans. No two houses will look exactly alike. Houses range in size from 1,750 to 2,550 square feet and in price from $255,000 to $347,000.
Grassy Creek:
Located near I-526 and Long Point Road, Grassy Creek homesites are large, and offer buyers a choice of marshfront, creekfront, and wooded interior lots.
